EPC (Energy Performance Certificate)
It became a legal requirement from October 2008 that all newly let properties will need an Energy Performance Certificate (EPC). An energy performance certificate is a record of the actual and potential energy saving aspects of a particular property. Performance is measured in terms of the amount of energy used for lighting and space and water heating, and efficiency is based on fuel consumption and potential CO2 emissions. An EPC rating is based on factors such as property layout, construction, heating system, lighting and insulation. The computer software used to produce the EPC assumes ‘a standard occupancy’ so fuel bills may vary from the default estimates. Recommendations will be given on ways to improve the building’s rating and therefore efficiency such as insulating the loft, cavity walls or hot water cylinder; upgrading to a more efficient boiler and controls.

Suitable arrangements will be made via Laing Bennett (upon your approval) for an inspection to be carried out. This on average takes one hour for a typical three bedroom home. During the assessment measurements, relevant energy data and some documentary photos will be collected in order to produce the EPC. The report is then uploaded and registered on the National Database (Landmark) where it is assigned a unique referencing number. A hard copy of the EPC will be forwarded to Laing Bennett to be kept on file for prospective tenants, together with the Landmark referencing number. This process should take approximately three working days from receipt your instruction.
