Please read the information below before completing a Tenant Application Pack

Step one - Go for it

one-iconIf you like the property you have viewed and wish to proceed, complete a number of forms in full. If you are sharing, all sharers must complete the forms. Return the forms to our office together with an administration fee per property of £250 inc. VAT which covers up to two applicants. For each additional applicant add on £50 inc. VAT, and for guarantor’s £50 inc. VAT per applicant. 

Please note the following multipliers that our referencing company uses to calculate affordability for a rental property.

For tenants, the rent ratio is worked out as the salary being 30 times the rent. In the cases of a guarantor, the rent ratio is 36 times the monthly rent.

For example a monthly rent of £650 would require a minimum salary of £19,500.

Each applicant will need to download and completed the following forms;

Each applicant will also need to provide two forms of identification. For a list of acceptable forms of ID please click here.

The administration fee covers the cost of referencing and credit checks, this is non refundable should your application be unsuccessful.

Refunds are given if your application is rejected by the landlord, or if the property for which you applied is withdrawn.

Once the form and payment have been received, the property you selected will be held exclusively for you.


Step two - Moving in

two-iconIf your application is successful, a moving in date will be agreed.

All applicants will then be required to sign an “Assured Shorthold Tenancy Agreement” on the day the tenancy commences or shortly before.

Please note that keys for properties will only be given on the day the tenancy starts.

When you sign the Tenancy Agreement you will be required to pay;

One months rent in advance.

A deposit equal to six weeks rent.

The deposit is held and protected by the “Deposit Protection Scheme”. 

As part of your “Assured Shorthold Tenancy Agreement” you are required to pay your full rent in advance monthly. If your landlord manages your property they will arrange for you to pay them direct. If we (Laing Bennett) manage your property a banker’s standing order will be made out for the payment of rent when you sign up. Your rent will be due on the same date each month.


Step three - You are in

three-iconAt the time of signing you will be given a property “inventory”. This is a detailed summary of the condition of the property you are renting. You must check this when you move in. If you are not happy with any aspect of the “Inventory” please write your comments on the document. One copy should be signed and return to Laing Bennett within three working days.

When you eventually vacate the property, a “check out” report will be carried out at the Tenants cost. The condition of the property will be compared to the “Inventory”. Monies will be deducted from the deposit if the property is not up to standard.

We notify the gas, electricity, water and sewage company, plus the local authority (for council tax) that you have moved into your new home and give any meter readings. From this point onwards you are responsible for paying all your own bills.


Step four - Enjoy

As a tenant you have certain responsibilities most of which are covered in your “Tenancy Agreement”.
